A clear, comprehensive legal report on any property issue gives you the information you need to make sound commercial decisions — before you commit, not after.
Book a ConsultationA vendor report is a legal summary prepared for a seller that identifies all known legal issues affecting their property — enabling them to make informed decisions about pricing, disclosure, and the terms on which they are willing to sell. A purchaser report does the same for a buyer — summarising the results of due diligence investigations in plain English.
At LK William, we prepare clear, concise legal reports that translate complex legal and planning information into actionable commercial intelligence — so you can make decisions with full knowledge of the facts.

From search engagement to plain-language report delivery.
We agree on the scope of the report with you — which searches, which documents, and which specific issues are relevant to your decision.
We obtain all relevant searches and review all available documents — title, planning, tenancy, environmental, and development approvals.
We analyse every piece of information obtained and identify every material issue, its legal significance, and its commercial implications.
We deliver a clear, plain-language report — with a risk summary and specific recommendations for each issue identified.
A legal report provides the factual foundation for your commercial decision. Whether you are setting a sale price, negotiating a purchase price, or deciding whether to proceed with a transaction, accurate legal information is essential.
For vendors, a comprehensive legal report ensures you are aware of all issues that may need to be disclosed to buyers — protecting you from post-sale claims of non-disclosure.
For purchasers, identifying issues through a legal report provides leverage to renegotiate the price or terms — or to walk away from a transaction that carries unacceptable risk.
A Section 32 (vendor statement) is a specific statutory document required in Victoria. In Queensland, there is no equivalent mandatory vendor statement for commercial property — but vendor-initiated legal reports serve a similar purpose by giving the vendor a clear picture of all legal issues affecting their property before going to market.
A standard commercial property report typically takes 5–10 business days, depending on search turnaround times and the complexity of the property. For larger or more complex assets, the timeline may be longer. We advise on expected timing when the scope is agreed.
Searches have a limited shelf life — the information they contain is accurate as at the date of the search. For future transactions, updated searches will generally be required. However, the legal analysis and framework in the report can provide a useful starting point for future dealings with the same property.
