Answers before you even ask

A Section 32 (vendor statement) is a specific statutory document required in Victoria. In Queensland, there is no equivalent mandatory vendor statement for commercial property — but vendor-initiated legal reports serve a similar purpose by giving the vendor a clear picture of all legal issues affecting their property before going to market.

A standard commercial property report typically takes 5–10 business days, depending on search turnaround times and the complexity of the property. For larger or more complex assets, the timeline may be longer. We advise on expected timing when the scope is agreed.

Searches have a limited shelf life — the information they contain is accurate as at the date of the search. For future transactions, updated searches will generally be required. However, the legal analysis and framework in the report can provide a useful starting point for future dealings with the same property.
