What every buyer should know before signing.

The Cooling-Off Period

In Queensland, residential buyers generally have a 5-business-day cooling-off period after exchange. However, this does not apply to properties purchased at auction. Understanding your rights during this window is critical.

Contract Conditions

Finance, building and pest, and due diligence conditions are your safety net. We ensure these are correctly worded, properly exercised, and that your deposit is protected if you need to withdraw.

Stamp Duty & Government Costs

Transfer duty (stamp duty), title registration fees, and mortgage registration fees are significant costs that must be budgeted for before exchange. We provide a clear cost estimate upfront.

Common Questions

Answers before you even ask

In Queensland, residential buyers have a 5-business-day cooling-off period after exchange (not at auction). If you withdraw within this period, you forfeit 0.25% of the purchase price. After the cooling-off period, you are generally bound by the contract and may forfeit the deposit and face further liability if you do not complete.

At a minimum, you should obtain a title search, encumbrances search, rates and water search, and a body corporate search (if applicable). Depending on the property, we may also recommend planning and zoning searches, contaminated land searches, and flood searches. We advise on the appropriate searches for your specific property.

In Queensland, transfer duty (stamp duty) is generally payable within 30 days of the contract date (or 90 days if you are an eligible first home buyer). We advise you on the applicable duty, any concessions you may be entitled to, and the payment deadlines.
